The project team, including City staff, CourseCo, DFA and CHASSE, evaluated three options to bring project costs more closely in line with the project budget: building a new clubhouse on the current 18th hole green as conceptually designed, building a new clubhouse on the existing clubhouse and cart barn footprint, or fully renovating and expanding the existing clubhouse. The option that best aligns with resources is renovation. This approach would still deliver the project’s critical elements, including expanded outdoor patio and same or larger interior footprint, a below-ground cart barn, and additional new parking spaces north of the canal. This concept was shared with the Parks, Recreation, Golf and Double Butte Cemetery (PRGDBC) Board on Aug. 13, though no decision has been made on which option will move forward.

Before advancing further, we are awaiting cost estimates for the concurrent irrigation system renovation to better understand the combined financial impact. Once a recommendation is made, it will be shared with the PRGDBC Board and the community.

CHASSE Building Team was previously selected as the Construction Manager at Risk to provide pre-construction services, confirm construction pricing, as well as help with plan reviews and determine a construction timeline. 

Construction cost estimates are higher than estimated during the conceptual design phase. City staff, CourseCo, DFA, and CHASSE are currently considering multiple options, in order to deliver an improved clubhouse that includes the same four deliverables from the conceptual plan (same or larger interior footprint, indoor/outdoor space, increased parking, and a below ground cart barn). The project team is currently focused on identifying and evaluating multiple options to determine constructability and estimated costs. 

Phase 2, the formal design and construction documents phase, has started.  City Council approved the design contract with Douglas Fredrickson Architects (DFA) in August. Chasse Building Team was selected as the Construction Manager at Risk in September. Concurrently, design for an irrigation replacement on the course is in process with the selection of Russell D. Mitchell and Associates (RMA) as consultant.  All work is being carefully coordinated to ensure maximum efficiency and to minimize disruption. 

On May 15, both the Golf Subcommittee as well as the Parks, Recreation, Golf and Double Butte Cemetery Board gave their unanimous recommendation of the conceptual plan.
