The Building Development Plan Review [BDPR] process offers an opportunity to streamline the planning entitlement process with building permit applications to help projects save time and money. This process is available for existing buildings only, and does not apply to new construction.
Examples of eligible projects:
- Tenant improvements with minor exterior building or landscape modifications
- Commercial additions less than 5,000 SF
- Doors, windows, lighting, parapet, carports, and mechanical screening
- Adaptive Reuse
- Wireless antennae modifications and generators
- Accessory buildings, such as storage buildings
- Parking lot improvements including:
- Updated landscape
- Addition of accessible striping
- Photovoltaic and/or parking canopies
Building Development Plan Review [BDPR] forms:
NOTE: BDPR applications are only accepted through the Citizen Access Portal
- BDPR Eligibility [Commercial, Industrial, and Mixed-Use criteria]
- BDPR Checklist [required for Administrative Completeness Review]
- Property Owner Authorization [fillable .pdf; required is applicant is not the property owner]
- BDPR applications and (re-)submittals must be submitted online through the Citizen Access Portal
“New” » “Building Safety” » “Building” » “DevelopmentPlanReview” - All requisite items on the BDPR Checklist must be provided for an application to be accepted as Administratively Complete
- Incomplete applications may delay processing
- When applying through the Citizen Access Portal, select "DevelopmentPlanReview", then one of the following based on proposed scope of work:
- Minor Elevation Modification / Commercial Repaint /
Separate Landscape Plan / Landscape Modification - Building Remodel / Tenant Improvement
