SUMMARY: Under general supervision, supervises custodial and maintenance activities and assigned staff and provides skilled maintenance for Police Department and Municipal Court Complex facilities.

PRIMARY DUTIES AND RESPONSIBILITIES:

_ Supervises daily operations of the preventative maintenance and custodial functions for the Police Department and Municipal Court Complex facility;

_ Schedules, assigns, prioritizes, trains, evaluates and reviews work of assigned custodial staff;

_ Maintains, troubleshoots and repairs mechanical, electrical, plumbing, Emergency Management, Closed Circuit Televisions, sound system and fire alarm systems and controls;

_ Ensures furnishings, grounds and building interior and exterior are maintained for a safe, secure environment for employees and visitors;

_ Evaluates maintenance functions to determine most efficient utilization of assigned staff;

_ Replaces and repairs electrical fixtures, outlets, motors and building systems;

_ Responds to and completes work requests and trouble calls including after hours calls for repairs;

_ Refers complex or warrantee repair work to contracted vendors;

_ Utilizes an integrated pest control management system to identify and develop effective pest control strategies;

_ Sprays pesticides inside and outside assigned facilities and records times, dates, types of pesticides used and monitors area for any indications of reapplication needs;

_ Resolves routine problems encountered in performance of work assignments;

_ Performs other related duties as assigned.

KNOWLEDGE, SKILLS AND OTHER CHARACTERISTICS:

Knowledge of:

_ Federal, State, Superior Court and City Police and Municipal Court facilities maintenance guidelines;

_ Custodial equipment, materials and supplies to clean and maintain public facilities;

_ commercial building, air conditioning, electrical, plumbing, electronic and security controls and systems;

_ preventative maintenance programs for mechanical and operational equipment;

_ computer hardware, software and peripherals to enter and retrieve information;

_ customer service methods and techniques;

Skill in:

_ effective oral and written communications;

_ operating custodial cleaning equipment, and computerized and automated mechanical, security and alarm systems;

_ maintaining and repairing electrical, mechanical and plumbing systems;

_ supervising, training and delegating duties to assigned staff;

_ maintaining and updating records and files;

_ establishing and maintaining effective working relationships with others.

PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT: Work requires rotating shift work, extended and on-call work hours, and extended periods of standing, walking, climbing ladders, bending, stooping and lifting tools and equipment weighing up to 50 pounds, and vision. May be exposed to high voltage, pesticides, hazardous materials and chemicals. Work is performed in Police Department and Municipal Court environments with potential exposure to angry, confrontational individuals. Requires the safe use of a vehicle on City business.

MINIMUM QUALIFICATIONS: A High School Diploma or G.E.D.; three (3) years' journey level facilities maintenance and custodial experience, one (1) year of which is in a supervisory capacity; or any equivalent combination of experience, education and training which provides the knowledge, skills, and ability to perform this work. May be required to possess or obtain building trade certifications. Must possess Commercial Applicators' License issued by Structural Pest Control Commission and a valid Arizona Driver's License. Must pass a polygraph and background check.

ADDITIONAL REQUIREMENT: An employee in this class is required to live within fifteen (15) miles of the City limits, and within the United States.
