Tempe has several outstanding venues to present to expanding
retailers. These include the following existing properties, and projects
under construction:
Arizona Mills Mall
Arizona Mills Mall, part of the Mills Corporation’s chain of international
shopping and entertainment centers, is the prominent
feature
at the interchange of Interstate 10 and US Highway 60, the busiest
intersection in the state. The mall offers 175 restaurants, fashion stores
and outlets, and includes GameWorks, Harkins Luxury 24 Cinemas and IMAX
Theater in its festival setting.
Annually 14-16 million consumers visit the shopping center, 25 percent of
whom are from zip codes in excess of 50 miles, and 16 percent of whom are
international customers. Sales per square foot routinely average in the top
five of all malls in Arizona.
Downtown Tempe
Downtown Tempe, with more than 175 restaurants, boutiques and
nightclubs, provides a vibrant and active urban setting. The hottest spot in
the Valley of the Sun, Mill Avenue in downtown Tempe has long been known as
an entertainment destination for locals and tourists. Downtown Tempe offers
shoppers a variety of national stores and restaurants, while also providing
a unique mix of independent boutiques in a pedestrian friendly main-street
setting. In addition to the stores and restaurants, downtown Tempe affords
atmosphere and leisure. Across the street from ASU, one of the nation’s
largest research universities, the downtown is a mix of exciting and
interesting people and activities.
Elliot Road Corridor
Stretching East from Interstate 10 to Kyrene Road, the Elliot Road Corridor
features three big-box and lifestyle shopping centers. Anchored by Costco,
Wal-Mart, Sports Authority, Petsmart, Mor Furnishings and a variety of
national home and lifestyle stores, the shopping centers along the corridor
are punctuated by family recreational and entertainment concepts and
specialty restaurants. Located adjacent to the entrance of the 81-acre Tempe
Autoplex, opportunities to extend the shopping experience further east on
Elliot Road still exist.
Emerald Center
Anchored by Arizona’s first IKEA store (opened in November 2004) and located
along Interstate 10, Emerald Center is a premiere retail site in the
Metro-valley. The property enjoys excellent exposure and access, and is in
direct proximity to the South Tempe, West Chandler, and the Ahwatukee

Hayden Ferry Lakeside
Contrasted against Tempe’s historic flourmill and rugged butte, the office
and retail buildings of Suncor’s Hayden Ferry Lakeside project are designed
to reflect the aquatic beauty of Tempe Town Lake. Two restaurant spaces with
exposure on the lake and the Mill Avenue bridge, as well as retail space are
now available. Hayden Ferry Lakeside is part of a two-mile commercial,
office and residential lakefront development.
Neighborhood Shopping Centers
In the neighborhoods, upscale suburbs fashion south Tempe while gentrified
neighborhoods add charm and distinction to the central areas and college
district. Likewise, north Tempe has a density of stable neighborhoods with
value conscious residents. With such diversity for retail niches, Tempe's
neighborhood shopping centers have continued to retain small shop tendency
through anchor store transitions.
Playa
del Norte
Plans are under development for Play del Norte, a lakefront residential and
commercial development on the north bank of Tempe Town lake. The site has
both access and exposure to Loop 202, one of the busiest highways in

Southern Palms Center
This 253,700 square foot lifestyle center is owned by
Pan Pacific Retail
Properties and is currently in redevelopment mode. Situated at the
intersection of Southern Avenue and McClintock Drive and adjacent to two
strong neighborhood centers, Southern Palms Center provides a convenient
setting for the daily shopping needs of Tempe’s central residents.
Tempe Marketplace
Tempe Marketplace is a 200-acre lifestyle project in development by
Vestar
Development Company. Situated directly at the confluence of Loop 101 and
Loop 202 at the border of Tempe, Mesa and Scottsdale, this project will
serve the lifestyle needs of a highly underserved market. ADOT traffic
counts along 101 and 202 are some of the highest in the state, and exposure
to the property is outstanding.
